Mountain View property and overlooks working rice fields and lum yai
plantations. Several small streams originating from the lake at the top
of the property wind throughout the property creating a tranquil effect
and add a touch of natural sound ambience to each of the private
building plots. This private gated community consists of twenty four
Northern Thai style town homes as well as approximately 40 custom
designed private villas and bungalows. The Homes are constructed on
large ( 1000-1200 Sq. meter) lots in order to afford privacy, minimize
removal of existing trees, and allow for the natural vegetation to
flourish. All homes in this uniquely planned community are designed to
incorporate the historic architecture of northern Thailand while
offering all the modern conveniences and amenities that one would expect
to find in a world class health spa resort and living community. "The
Residences" share the property with "The Spa Resort Chiang Mai". All
Home owners have direct access to world class amenities of the spa
including two large pure water swimming pools, outdoor cardio vascular
circuit, a tennis court, a putting green, a petong pitch as well as a
traditional Thai steam room with 32 herbs. Additional services include
Thai massage, shiatsu, Yoga classes, Chi-Gung and meditation training
and of course, the Spa’s world famous 7 day cleansing program. The spa
has also added a number of exciting new facilities including Far

- Occupancy Policy:
Checkin 14:00 hrs and checkout 12:00 noon.
Room occupied beyond 17:00 hrs will be charged at the full room
rate/night.
- Child Policy:
max 1 child (aged below 12) is allowed sharing the existing bed with
parents --> free of charge (no breakfast).
Breakfast for child aged below 12 is 100 Bht/child. The 2nd child
will be introduced by the extra person charge.
- Chiangmai Airport Transfer:
A private car is at 650 Baht /car. One way with
maximum of 3 people.
A private mini-van is at 1,000 Baht /car. One way
with maximum of 9 people.

Cancellation/Amendment Policies: Any cancellation or amendment must be made in
written notice or email to us with our
acknowledgement within the specified period below.
Failure to do so, we reserve a right to charge as
follows:- Peak Season: 35 days, or charge 50% of total
payment. High Season: 17 days, or charge 50% of total
payment. Green Season: 10 days, or charge 50% of total
payment.
