• The above room rates are net, inclusive of breakfast for maximum 2 persons per room, 10% service charge and 7% VAT.

• Third person supplement per night 1 Jan 11 - 31 Jan 12
  - Beach Front Deluxe 845 Baht
  - Beach Front Villa 845 Baht

• Charge dog 970 Bht/dog/night.

• Third person in a room, 12 years older are subject to room availability.

• This rate is not except for Long Weekend & Long Holiday (Thai Calendar)

• The third person supplement rates are inclusive of rollaway bed and breakfast.

• Meal Rates per person per day 2009-2010
  Lunch : Adult 450, Child 225
  Dinner : Adult 550, Child 275

• The maximum occupancy per room is 3 adults or 2 adults and 2 children under years of age and must be registered guests per room in the same room as the adults. Triple supplement will apply for extra person 12 years of age and above occupying the same room.

• Check-in time is 14:00 hours
  Check-out time is 12:00 hours
  - Check-out time is 1200 noon one the day of departure. late check-out is subject to availability on the day of check out and the following charges may apply : prior to 18.00 hours - 50% of best available rate and thereafter a full nightly charge.

• Full prepayment prior to arrival date. Visa/master card is accepted plus 3.5% service charge. Without credit card guarantee or cash deposit, no booking is confirmed.
  We reserved the right to change these prices, product details, all terms and conditions at anytime without  prior notice.

• Cancellation & No Show Charges:
  - All cancellation or amendment must be made in written notice or email to us with our acknowledgement within 31 days prior to arrival date.  Otherwise, we reserve a right to charge up to total payment.
  No show: total payment will be charged.
  If you wish to cancel your booking before the cancellation due date, we apply a cancellation fee at 7% of total amount (if 7% is less than 1000 THB, we reserved the right to charge up to 1000 THB).
  For any “Cancellation / Amendment”, 3.5% service fee of payment through credit card is non-refundable in all cases.
  No refund for “Early Check Out” & “No Show” (failure to arrive).
