Terms & Conditions:

• Rates are per room per night, inclusive of 10% service charge, 7% value added tax and 1% provincial government tax

• All rates and taxes are quoted in local currency Thai Baht, unless otherwise noted, and are subject to change with prior notice.

• Rates are applicable to FIT arrivals only, and are subject to room availability.

• Rates are inclusive of daily breakfast for 2 persons

• Extra bed for the third person (above 12 years old) is Thai Baht 1,200 per person per night including breakfast.

• Christmas Eve Dinner (24 Dec 10) is compulsory at Thai 1,850 Baht per person.

• New Year Eve Gala Dinner (31 Dec 10) is compulsory at Thai Baht 4,500 per person.

• Cancellation and No show Policy :
  All cancellation or amendment must be made in written notice or email to us with our acknowledgement within
  - Peak Season --> 45 days prior to arrival date, charge 100%;
  - High Season -->  25 days prior to arrival date, or charge 1-night room rate; and
  - Other Seasons --> 15 days prior to arrival date, or charge 1-night room rate.
  Otherwise, we reserve a right to charge at least one-night room rate.
• No show: total payment will be charged.
• Payment Policy:
  Full prepayment . Visa/master Card is accepted plus 3.5% service charge. Without credit card guarantee or cash deposit, no booking is confirmed.
