          แต่เริ่มแรก โรงแรมโฆษิตฮิลล์ เป็นบังกาโลชื่อภูทิพย์วิลล่า ตั้งอยู่ริมถนนสายสระบุรี หล่มสัก ซึงห่างจากตัวเมืองประมาณ 500 เมตร ภูทิพย์วิลล่า โดยแบ่งออกเป็นหลังๆ จำนวน 10 หลัง เป็นกิจการของครอบครัวโฆษิตานนท์ตลอดมา ภายในปี พ.ศ. 2531 ได้เริ่มก่อสร้างอาคารที่ทันสมัยสูง 4 ชั้น ทรงไทยผสมยุโรปหลังแรก ซึ่งประกอบด้วย ห้องพักแขกจำนวน 66 ห้อง สนุกเกอร์, ค็อฟฟี่ช็อพ, ห้องประชุม 2 ห้อง คือ ห้องเมืองราด และ ห้องนครบาล พร้อมกับสวนย่อมและลานจอดรถด้านหน้าโรงแรม ซึ่งสามารถจุได้มากกว่า 60 คัน

        ปลายปี พ.ศ. 2539 ได้สร้างอาคารหลังที่สองขึ้น เนื่องจากจำนวนแขกที่มาใช้บริการเพิ่มขึ้นอย่างรวดเร็ว ตัวอาคารทรงไทยประยุกต์ ปูพื้นด้วยหินแกรนิต ประกอบด้วยห้องพักจำนวน 78 ห้อง ส่วนบริการอื่นๆ คือ ห้องคาราโอเกะ ห้องอาหารบ้านดนตรี สระว่ายน้ำกลางแจ้ง และห้องจัดเลี้ยงขนาดใหญ่ ชื่อห้องศรีเทพคอนเวนชั่นฮอลล์ ซึ่งสามารถจุคนได้มากกว่า 1,000 คน
