• The Above rate are nett inclusive of American Breakfast, Service Charge, Government Tax.

• Child Policy : Meal discount 50% between 4 -12 years old.
  - Every child must be mentioned on reservation.
  - Child under 3 years stay with parents free of charge on accommodation and breakfast.
  - Child 4 -12 years stay with parents with extra bed will be charge 500 Baht with breakfast and 50% for Lunch and dinner.

• Cancellation and No show Policy:
  All cancellation or amendment must be made in written notice or email with our acknowledgement within 14 days prior and 35 days for peak - festival season (1 Oct - 31 Jan) to arrival date.  Otherwise, we reserve a right to charge at least one-night room rate. No show: total payment will be charged.

• If you wish to cancel your booking before the cancellation due date, we apply a cancellation fee at 7% of total amount (if 7% is less than 1000 THB, we reserved the right to charge up to 1000 THB).
•  ** Peak-Festival Season on 1 October until 31 January 2012
  One Night deposit will be required one month period to arrival.One night room charge of No-SHOW and CANCELLATION made less than one week**
• For any “Cancellation / Amendment”, 3.5% service fee of payment through credit card is non-refundable in all cases.
• No refund for “Early Check Out” & “No Show” (failure to arrive).

• Full prepayment . Visa/master Card is accepted plus 3.5% service charge. Without credit card guarantee or cash deposit, no booking is confirmed..
