• Minimum 3 nights stay is required for New Year Season (27 Dec 08 - 4 Jan 09).

• There will be no charge for children under 12 years old when sharing the same bed with the parents.

• Happy New Year Party Style (Mandatory Festival Gala Dinner) for Baan Pai Village.
  - New Years Eve 31 Dec 08: 750 Bht/adult, 400 Bht/child.

• A child less than 12 years os free of charge when sharing same room with parents, maximum 1 child per room (no extra bed provided) Breakfast is chargeable at 100 Bht per child.

• Period of Occupancy :
  Confirmed rooms will be available for occupancy at 3:00 PM. on the day of arrival. Check-out time is 12:00 noon. Rooms used from 12:00 noon till 6:00 PM. on the day of departure will be charged at 50% of the rates.

• Early Check-In / Late Arrival :
  There is no refund in the event of early check-out or late arrival.

• Cancellation and No show Policy :
  All cancellation or amendment must be made in written notice or email with our acknowledgement within 30 days prior to arrival date.  Otherwise, we reserve a right to charge total of payment. No show: total payment will be charged.

• Full prepayment :
  Full prepayment. Visa/master Card is accepted plus 3.5% service charge. Without credit card guarantee or cash deposit, no booking is confirmed.
