• The above rate are exclusive of 10% service charge, 7% government tax and quoted in Thai Baht.

• Children under the age of 10 year old without extra bed at any charge. Compulsory breakfast for child under 10 at 50 THB per day
  ** New Year Eve: Included in the room price will be a set menu of Northern Thai delicacies, soft drinks, water, tea and coffee on the festive Riverside open air dining terrace. Alcoholic beverages are NOT included.

• Extra Bed 300 Baht /person which included Breakfast.

• No Pets allowed / No cooking allowed.

• Check in: 14.00 pm onwards, Check out 12.00 noon (special requests for early checkk-in and late check-out at the discretion of the management)

• Full prepayment. Visa/master Card is accepted plus 3.5% service charge. Without credit card guarantee or cash deposit, no booking is confirmed.

• Cancellation and No show Policy:
  - All cancellation or amendment must be made in written notice or email to us with our acknowledgement within 30 days prior to arrival date.  Otherwise, we reserve a right to charge at least one-night room rate per room.
  - If you wish to cancel your booking before the cancellation due date, we apply a cancellation fee at 7% of total amount (if 7% is less than 1000 THB, we reserved the right to charge up to 1000 THB).
  - For any “Cancellation / Amendment”, 3.5% service fee of payment through credit card is non-refundable in all cases.
  - No refund for “Early Check Out” & “No Show” (failure to arrive).

• No show: total payment will be charged.
