Terms & Conditions:

	The above daily rates are per night, and are inclusive 10% Service Charge and 7% Government Taxes, American and Oriental Breakfast.
	EXTRA BED ADULT/ CHILD > 12 YEARS : A charge of THB. 700.00 net will be applied for the additional adult/child in the room. All extra beds are foldaway types.
	All rooms are non-smoking rooms.
	Child Policy : One child < 12 years sharing parent's room and using existing bedding is free of charge. (Babycot available on request)
	Check-in / Out : Check- in time : 14:00 hrs (2:00 pm) Check-out time : 12:00 hrs (12:00 am) For late check-out till 18:00 hrs (6:00 pm) a charge of half the daily rate will apply. For check-out after 18:00 hrs (6:00 pm) a charge equal to one full night
	Transportation : The resort is located 81 km north of Chiang Mai City, in the mountain area of Chiang Dao. Following charges for transfers from/to Airport, Railway Station and/or Bus Terminal will apply: 1-3 persons: THB. 1,200.00 One way in A/C Car* 4-7 persons: THB. 1,800.00 One way in A/C Van* *Side-trip to Doi Suthep Temple on the way to our resort, only THB. 200.00 extra per person. (Children < 12 THB. 100.00 extra per person) (subject to changes without notice).
	Cancellation and No show Policy : All cancellation or amendment must be made in written notice or email with our acknowledgement within 30 days prior to arrival date. Otherwise, we reserve a right to charge at least one-night room rate. No show: total payment will be charged.

Full prepayment . Visa/master Card is accepted plus 3.5% service charge. Without credit card guarantee or cash deposit, no booking is confirmed.
