Terms & Conditions:

• All rooms rates are quoted in Thai Baht inclusive of 10 % service charge, 7% Vat and Breakfast.
• The surcharge of Thai Baht 300.- per room per night will be charged on 30 ,31 Dec 11 and 1 Jan12
•  Meal Rates :
   ABF 100 Baht
  The following food is served for breakfast:
  - A Choice of porridge of fried rice
  - Toast with jam
  - Coffee or Tea
  - Orange juice
• Child Policy:
  -Children under 12 years of age can stay free of charge in the parent's room without extra bed and maximum of two children per room. Meals are not included
  -A 50% discount on breakfast is provided for children under 12 yearsl old.
• Full prepayment. Visa/master Card is accepted plus 3.5% service charge. Without credit card guarantee or cash deposit, no booking is confirmed.
• We reserve the right to change these prices, product details, all terms and conditions at anytime without prior notice.
• Cancellation / No Show Policies: All cancellation or amendment must be made in written notice or email to us with our acknowledgement within 10 days prior to arrival date.  Otherwise, we reserve a right to charge at least one-night room rate per room.
• If you wish to cancel your booking before the cancellation due date specified in the confirmation email, we apply a cancellation fee of up to 1,000 Baht.
•  For any Cancellation / Amendment , 3.5% service fee charged is non-refundable in all cases.
• Any short stay during Low and High season will be charged at the actual stay plus one night's room charge.
• Any short stay during Peak season will be charged at 100% of actually reservation.
• No show: total payment will be charged.
