Terms & Conditions:

• Room rates are in Thai Baht and are inclusive of 10 % service charge and VAT.

• Rates are per room per night for two persons including breakfast.

• All rooms are non-smoking and smoking section is designated at restaurant terrace.
  A Maximum of 2 children under 12 years old per room is allowed. Breakfast for first child is  complimentary and 50% charge for a second child. A child aged 12 and above are considered as an adult.

• Extra person : Extra mattress Is chargeable at 1,500 Baht/person/night, including breakfast.

• Airport Transfer :
  Maximum of 2 adults and 2 children under 12 or 3 adults per car at THB 400 / one way.

• Check in / Check out
  Standard check out time is at noon and check in time is 2 PM. Late check out is subject to availability.

• Full prepayment. Visa/master Card is accepted plus 3.5% service charge. Without credit card guarantee or cash deposit, no booking is confirmed.

• We reserve the right to change these prices, product details, all terms and conditions at anytime without prior notice.

• Cancellation and No Show Policy :
  - Cancellation must be made in written notice or email to us with our acknowledgement before specified date of each season :
  * Peak Season : 28 days prior to the arrival date, Subject to full nights stay for late Cancellation Fee.
  * High Season : 19 days prior to the arrival date, Subject to 1 (one) night stay for late Cancellation Fee.
  * Low Season : 10 days prior to the arrival date, Subject to 1 (one) night stay for late Cancellation Fee.

• No show: total payment will be charged.

• If you wish to cancel your booking before the cancellation due date, we apply a cancellation fee at 7% of total amount (if 7% is less than 1000 THB, we reserved the right to charge up to 1000 THB).

• For any “Cancellation / Amendment”, 3.5% service fee of payment through credit card is non-refundable in all cases.

• No refund for “Early Check Out” & “No Show” (failure to arrive).
