Terms & Conditions:

• All above rates are inclusive of ABF, Service charge 10% and VAT 7%.

• Children Policy:
  - For Children under 12 years old sharing the room with parents without extra bed,  an additional of Baht 125 net per day for breakfast is required.

• Airport tranfer :
  - Airport/hotel/airport with transfers will be charged at Baht 250 per car per trip.(maximum 3 passengers per car)

• Meal rates : The rates are net inclusive of service charged and VAT only                 
  - Extra American breakfast at Baht  200.- net
  - Intl' or Set lunch at Baht    300.- net 
  - Intl' or Set Dinner at Baht 400.- net

• Full prepayment. Visa/master Card is accepted plus 3.5% service charge. Without credit card guarantee or cash deposit, no booking is confirmed.

• We reserve the right to change these prices, product details, all terms and conditions at anytime without prior notice.

• Cancellation/Amendment Policies:
  - One night charge will be made to all no-show and /or cancellation notice to the hotel unless cancellation is received in writing within specified period:
      - 12 days for Low Season
      - 21 days for High Season
  - For early check out during low and high season, hotel reserves right to charge one and two night consecutively.

• If you wish to cancel your booking before the cancellation due date specified in the confirmation email, we apply a cancellation fee of up to 1,000 Baht.

• For any Cancellation / Amendment , 3.5% service fee charged is non-refundable in all cases.

•  Any short stay during Low and High season will be charged at the actual stay plus one night's room charge.

• Any short stay during Peak season will be charged at 100% of actually reservation.

• No show: total payment will be charged.
