Terms & Conditions:

• All rates quoted are in Thai Baht and are inclusive of service charge 10% and tax 7%. Inclusive of ABF.
• Family / Children Policy
     - Maximum three persons per room. Extra bed required for the third person. Children under 5 years old may share the room with the parents, no extra bed required. Only an additional price of THB. 150 / day will be added to the room rate (Breakfast included) Families with 4 or 5 persons can book a Family Bungalow.
• Holidays and Long weekends
  - A minimum stay of 4 nights is required during 20 Dec 11 - 10 Jan 12.
  - A minimum stay of 3 nights is require during Songkran, 10 Apr 12 - 17 Apr 12.
  - A minimum stay of 2 nights is required during Chinese New year, 20 Jan - 28 Jan 12.
  - A minimum stay of 2 nights is required during long weekends.
• Meal Rate: Net per person
       - ABF 150 Baht.
       - Lunch 300 Baht.
       - Dinner 450 Baht.
• Check in / Check out Policy
     - Check in at 2.00 p.m. and Check out at 12.00 p.m. (noon)
• Restaurant open : 7.30 a.m. - 9.00 p.m. (Low Season)
                                    7.30 a.m. - 11.00 p.m. (High/Peak Season)
     Breakfast             7.30 a.m. - 10.30 a.m.
• Compulsory Gala Dinner on 24th December 2011
  THB 990 net per person (For Children and Adults)
  THB 590 net per person (For children younger than 6 years old)
• Compulsory Gala Dinner on 31th December 2011
  THB 1,250 net per person (For Children and Adults)
  THB 750 net per person (For children younger than 6 years old)
• Pets are not allowed:
  In the Interest of the guests' safety and hygiene, we can't allow pets in the resorts.
• Cancellations and No Show Policy
     - All cancellation or amendment must be made in written notice or email to us with our acknowledgement within 31 days prior to arrival date. Otherwise, we reserve a right to charge at least one-night room rate per room up to total payment.
• No show: total payment will be charged.
• If you wish to cancel your booking before the cancellation due date, we apply a cancellation fee at 7% of total amount (if 7% is less than 1000 THB, we reserved the right to charge up to 1000 THB).
• For any “Cancellation / Amendment”, 3.5% service fee of payment through credit card is non-refundable in all cases.
• No refund for “Early Check Out” & “No Show” (failure to arrive).
• Full prepayment prior to arrival date. Visa/master card is accepted plus 3.5% service charge. Without credit card guarantee or cash deposit, no booking is confirmed. We reserved the right to change these prices, product details, all terms and conditions at anytime without prior notice.
